    Preparing Your Kansas City Backyard for a Fall Water Feature Install

    Fall is one of the best times to install a water feature in Kansas City. Here's what to do now to set up a smoother project — and what to expect once the crews break ground.

    Fall — specifically September through early November — is one of the best windows to install a water feature in Kansas City. Cool weather works in the crew's favor. Excavation is easier when the ground isn't baked hard. And a fall install means the pond, waterfall, or fountain is fully ready for next spring's active season.

    If you're planning a fall 2026 install, here's what to do now to make the project go smoothly.

    ## Step 1: Nail down the "what" and the "where"

    Before we start scoping design, get clear on two questions:

    Where in the yard do you want it? Water features work best when they're integrated into how you already use the yard — near the patio you sit on, along the path you walk, in the sight line from the kitchen window. Bring photos of your yard when we do the site visit, and mark the general area you're thinking about.

    ## Step 2: Confirm HOA and permit requirements

    Most Kansas City area HOAs allow water features but require architectural review. Get ahead of it:

    1. Pull your HOA covenants (usually in your closing documents or on the HOA website) 2. Look for "outdoor structures," "landscape features," or "water features" — most HOAs specifically address these 3. Check whether review is required for the feature size you want — many HOAs only require review above a certain scope 4. Note the submission process and timeline — some HOAs review monthly; others take 60-90 days

    If your project needs HOA review, we handle the submission. But it helps to know the timeline in advance so we can align on scheduling.

    For city / county permits: walls over 4 feet, ponds over a certain volume, and projects requiring electrical work often need permits. We handle these too.

    ## Step 3: Locate underground utilities

    Before excavation, we call 811 to have utility lines marked. But you can help ahead of time by:

    - Locating your septic tank and drain field (if applicable) — we design around these - Knowing your propane or oil tank location (if applicable) - Mapping your irrigation system — where the lines run, where the valves are - Identifying any private wiring (landscape lighting, sound systems) that isn't on the utility grid

    The more you know about what's underground in the install area, the fewer surprises during excavation.

    ## Step 4: Clear the install zone

    You don't need to prepare the site for us, but if you can:

    - Remove personal items from the install area (planters, garden art, patio furniture) - Trim back any plants you don't want the crew to work around - Note trees you want protected — we'll flag these before excavation - Move vehicles from driveway access we'll need for equipment

    If you have a fence, plan for a temporary panel removal to bring in equipment. We handle that with you.

    ## Step 5: Plan for construction access

    For most water feature installs, we need:

    - Equipment access — typically a path 8-10 feet wide for a small excavator (Bobcat sized) - Material staging area — a spot to drop stone, gravel, and equipment - Water source — for filling the pond - Power source — usually a standard outdoor outlet

    Walk the property and think about where the crew and equipment will be. If there's a bottleneck (narrow side yard, fence with no gate, mature trees), we'll work around it — but early notice helps.

    ## Step 6: Time the fish stocking

    If you're installing a koi pond in fall, fish stocking is best delayed until spring for two reasons:

    1. Newly installed ponds need 4-6 weeks for the ecosystem (biological filtration) to establish before fish are added 2. Fall stocking gives fish limited feeding time before winter torpor, which is stressful

    Better to install the pond in fall, let the ecosystem cycle over winter with the pump running, then stock fish in spring when the water warms.

    ## Step 7: Plan for winter shutdown or year-round operation

    Different features handle winter differently:

    - Pondless waterfalls: Shut down before hard freeze to protect plumbing. Drain the system, cover the reservoir, restart in spring. - Koi ponds: Continue running year-round with a de-icer or aerator to maintain a hole in the ice for gas exchange. - Swim ponds: Enter natural dormancy — no shutdown required. - Fountainscapes / bubbling rocks: Shut down before hard freeze.

    If your feature installs in October or November, we'll handle initial shutdown as part of the install and give you spring startup guidance.

    ## What to expect on install day

    For most water feature installs, here's the timeline:

    Day 1 — Site prep and layout. Excavation begins. Days 2-3 — Excavation completes. Liner installation, plumbing, pump vault. Days 4-6 — Stone placement, boulder setting, waterfall construction. Day 7 — Final plumbing, plant installation, water fill, cleanup. Day 8 (final walkthrough) — We walk the finished project with you and cover operation, maintenance, and any warranty details.

    Timeline varies by scope. Bubbling rocks can finish in 1-2 days. Full koi pond + waterfall + stream integrations run 1-2 weeks. Estate-scale projects run longer.
